Office buildings

Heating, cooling and ventilation for offices

Offices need zone-by-zone temperature control, fresh air and quiet. We design and install systems with heat pumps, fan coils concealed in the false ceiling and zone control, with energy from the roof wherever possible.

What matters

The building's needs

  • Different zones, different needs

Meeting rooms, open-plan areas and private offices heat up and cool down differently during the day. Each zone gets its own thermostat.

  • Fresh air

With many people in one room, the air has to be renewed. Heat recovery ventilation brings in fresh air and recovers part of the heat from the exhaust air.

  • Quiet

Terminals with tangential fans and DC Inverter motors slow down as the room approaches the set temperature.

  • Building integration

Control from thermostats, from an app or from the building management system via Modbus.

The solution

What an office system looks like

  • Reversible air-to-water heat pumps with a buffer tank, sized to the building's loads.
  • Solar panels on the roof, with controls that use solar surplus for the heat pumps.
  • Brisell OC fan coils in the false ceiling, with air distribution through FastFan kits.
  • Clima Zone zoning: the MultiEasy plenum, Vision+ thermostats and Integra Control Zone.
  • Lolly terminals, on the wall or on the ceiling, where there is no false ceiling.
  • EOL, with no outdoor unit, for spaces where the façade cannot be changed.

Stages

How a project runs

  1. First conversation

You tell us about the building and what you want. We ask for drawings, bills or details of the existing system, if you have them.

  2. Site visit and assessment

On site we check the roof, the plant rooms, the electrical connection and the possible pipe and duct routes.

  3. Design and quote

We propose the layout, the equipment and the work stages, with a price for each stage.

  4. Installation and commissioning

We install, balance and commission the system, then train the people who use and manage it.

Frequently asked questions

What clients ask us

Does the same system also cool?

Yes. Reversible air-to-water heat pumps produce hot water in winter and chilled water in summer. The fan coils use the same pipes and, in summer, they dehumidify the air, so their condensate is connected to a drain.

How is each zone controlled?

Each zone has a thermostat or a sensor. In ducted systems, the MultiEasy plenum opens and closes the motorised zone dampers. Integra Control Zone is managed via Modbus, so it can be connected to the building management system.

Can an office be air-conditioned without changing the façade?

Yes. The heat pumps of a central system can sit on the roof. For individual rooms there is EOL, which has no outdoor unit; it only needs two holes in the exterior wall, covered by grilles.

Can the solar panels cover all of the heat pumps' consumption?

It depends on the roof area and orientation, on the building's consumption and on the season. In winter the panels produce less and the heat pumps also run on grid power. We calculate the share the panels cover in the design, for your building.
